The Abu Dhabi Civil Defence Authority (ADCDA) has officially released its local amendments to the UAE Fire & Life Safety Code of Practice (2018 Edition) on 12 March 2026.

These updates represent a significant step forward in aligning fire safety requirements with practical, efficient, and more sustainable design approaches across projects within the Emirate of Abu Dhabi.

What Do These Amendments Mean for Your Project?

A total of 54 formalised amendments have now been introduced, many of which were previously applied on a case-by-case basis. Their formal adoption provides:

  • Greater clarity and consistency in approvals
  • Improved design flexibility for consultants and developers
  • Stronger alignment with international standards, particularly NFPA
  • More sustainable and practical solutions for modern developments

These changes impact a wide range of systems and elements, including:

  • Fire separation and compartmentation
  • Fire barriers and passive fire protection
  • Sprinkler and suppression systems
  • Fire pumps and hydrant requirements
  • Smoke control and ventilation
  • Fire alarm systems
  • Building classification and construction types

They also introduce tailored provisions for industrial facilities, residential villas, mosques, and special occupancies, improving real world applicability while maintaining robust fire safety standards.

Key Highlights You Should Know

Some of the most impactful changes include:

  •  Warehouse Fire Separation Relaxed: The requirement for full height separation extending 76 cm above roof level has been removed.
  •  Fire Barrier Testing Guidance Introduced: Where architectural projections are absent, fire barrier performance testing is recommended.
  • Assembly Point Requirements Refined: Now applicable only to areas exceeding 50 occupants and 100 m², reducing unnecessary design constraints.
  • Smoke Barrier Fire Rating Exemption: Fire rating is no longer required where buildings are fully sprinkler protected.
  • Service Room Door Exemptions: Fire rated doors on typical floors may be omitted where compliant fire stopping and one hour rated walls are provided.
  • High Rise Requirement Clarification: Phone jack systems are now only required in buildings exceeding 90 metres in height.
  • Electrical Room Protection Rationalised: Clean agent systems are no longer required for panel only electrical rooms, subject to proper fire stopping.
  • Hydrant System Flexibility for Industrial Buildings: Private hydrant systems may be waived where public hydrants are available within 100 metres.
  • Balcony Sprinkler Requirement Removed: A notable simplification for residential and mixed use developments.
  •  Revised Building Height Definition: Height is now measured to the highest occupied floor level, aligning with NFPA guidance.

Why This Matters

These amendments are not simply regulatory updates. They provide a clear pathway towards more sustainable, efficient, and buildable fire safety strategies, particularly for:

  • Large scale developments
  • Infrastructure and industrial projects
  • Existing building upgrades and compliance strategies

For developers, architects, and contractors, early understanding of these changes can lead to better coordinated and more sustainable designs.
